Student Rental Contracts in Italy: What to Know Before You Sign
Before signing a rental contract in Italy, it is important to understand what type of contract you are being offered and what your rights are.
The most common contract types
- Contratto transitorio for university students (temporary student contract): from 6 to 36 months, designed for those studying away from home.
- 4+4 at canone libero (free-market rent): a four-year term, renewable.
- 3+2 at canone concordato (agreed rent): the rent is calculated according to local agreements, often with tax benefits.
The security deposit (deposito cauzionale)
It usually corresponds to 2–3 months' rent and cannot exceed three. It is returned at the end of the contract, unless there is damage.
Registration
Every contract lasting more than 30 days per year must be registered with the Agenzia delle Entrate (the Italian Revenue Agency). Always ask for a copy of the registered contract: you will also need it to apply for residency (residenza).
What to check
- Which bills and expenses are included and which are not
- The notice period for early termination
- The furniture inventory and the condition of the property
